homesites remain
Founding owners choose from any available homesite on the plan, at today's pricing, before the community opens to the general market.
The Land
Where the river comes through the trees
San Gabriel Springs was planned around what was already here. Roads follow the land, the oldest trees stay, and the water is shared by everyone who lives inside the gates.
The community's design standards keep it that way: homes sit back from the road, fences stay low and open, and night lighting is shielded so the stars over Bertram stay visible.
- San Gabriel River
- The river runs along the community's south edge. Nine River Collection homesites sit closest to the water.
- Pond
- An existing pond sits at the heart of the community, within the shared park and trail.
- Park & trail
- A park at the north entry starts a walking trail that loops the pond and continues east to the river.
- Mature trees
- Large heritage trees stand across the property. Homes are sited to keep them.
- Gated
- Two gated entries off County Road 321, finished in Hill Country limestone and iron.

Community Design Standards
A neighborhood built to one standard
Every home is reviewed by a Community Design Committee before construction, so the home next to yours is held to the same quality as your own.
The standards favor modern Hill Country architecture: native stone, deep porches, earth-tone metal or dimensional roofs, and homes that sit into the land instead of on top of it.
